CAR MANUFACTURER MOVES INTO LUDWIGSAU PROPERTY OWNED BY GARBE

 

Garbe Industrial Real Estate GmbH has secured its first tenant for its speculatively constructed logistics property in Ludwigsau (Hersfeld-Rotenburg district, Germany). A well-known German car manufacturer will occupy a total area of around 32,000 square metres in the new building and store original spare parts there. The Hamburg-based real estate company has invested around 100 million euros in the location in Northern Hesse.

“Even in economically challenging times, it pays to develop sites in the right locations with a view to the future,” emphasises Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate. “The successful deal with the car manufacturer speaks volumes for the high quality and prime location of the new building.”

Garbe Industrial Real Estate designed the building as a multi-user property and constructed it without fixed rental commitments. The car manufacturer will use around a third of the total space. 57,000 square metres of hall space plus office, social and mezzanine space are still available and can be divided into units of around 8,400 square metres or more.

“The space that is still available is particularly suitable for companies from the commercial, light industrial and logistics sectors that value modern, sustainable construction in an attractive location. We are currently in talks with potential users for partial areas,” explains Adrian Zellner.

The property was built on a 191,000-square-metre site in the Mecklar-Meckbach industrial estate. The logistics centre built by general contractor Fabrikon consists of two parallel buildings with a total area of approximately 86,000 square metres, a clear height of 12.20 metres and a floor load capacity of six tonnes per square metre. In addition, around 7,000 square metres are available on intermediate levels and a further 3,000 square metres for offices and social rooms. Some areas of the property are sealed with a film that prevents the leakage of substances hazardous to water. The new building is equipped with a total of 90 dock levellers and 14 sectional doors at ground level for the loading and unloading of trucks. The outdoor area has space for 19 trucks and 206 cars.

The property was built in accordance with internationally recognised ESG criteria and certified according to the Gold Standard of the German Sustainable Building Council. The roof surface, for example, has been designed in such way that a photovoltaic system can be installed to generate renewable energy. Some of the car parking spaces on the outdoor area are pre-equipped for the use of e-charging stations.

Ludwigsau is located in the North Hessian city triangle of Bad Hersfeld, Bebra and Rotenburg an der Fulda. The Mecklar-Meckbach industrial estate is connected to the A 4 motorway via the federal highway B 27 Göttingen − Fulda. The A 4 motorway connects Kirchheim with Dresden. The Kirchheimer Triangle also provides access to the A 7 motorway, one of the most important north-south axes in Germany.
